About Lynn Gear Works Redevelopment

1000 Western Avenue, Lynn, MA

Proposed 1.5-million-square-foot five-phased waterfront transit-oriented development project featuring 1,260 residential units. The project, slated to start construction in 2018 and for full completion in 2022, will reinvigorate a 65.5-acre Lynn brownfield site formerly home to a General Electric plant. Six new multi-story residential buildings would be constructed on-site, ranging from six to 20 stories tall. The project would also feature approximately 7,800 square feet of ground-floor retail, in addition to a sports club, volleyball courts, a pool house, a clubhouse and lounge building, a bandstand and a community waterfront amenity building. Two new above-ground parking garages would be constructed; a total of 2,080 parking spaces would be located on-site.

As part of the project, the Riverworks commuter rail station, currently only open to General Electric employees, will be upgraded and opened to the public for the first time. The new station will feature two new 783-foot-long accessible station platforms with spacious walkways, as well as an 80-car parking lot. The project site and commuter rail station will be directly accessible from the Lynnway (Route 1A), and are located a 15-minute train ride from Downtown Boston just two stations from North Station.
