Located on 6.8 acres a short walk from Union Square and the future MBTA Green Line extension, Boynton Yards will feature 6 mixed-use buildings totaling over 1.3M square feet. Plans call for approximately 984,500 SF of office, research and development, and lab enabled uses, approximately 338,000 SF of residential space (around 330 units), 42,500 SF of retail and/or restaurant space, new Civic and open space, and approximately 1,002 structured below-grade parking spaces.

Boynton Yards will be constructed across several phases. The first phase of the project, under construction now, is 101 South Street which will contain around 290,000 square feet of state of the art life science space. Construction on the 2nd building is expected to kick off in spring 2021 followed by permitting for the 3rd & 4th buildings. 

Publicly accessible and sustainably-designed open spaces would be located throughout Boynton Yards, benefitting the East Somerville neighborhood at large. The development would replace a series of surface parking lots and low-slung industrial buildings north of and adjacent to South Street between Windsor Place and Harding Street.
