1289 Atlantic Avenue Noticed by NYC Planning Department

An application proposing a 14-story mixed-use development, at 1289 Atlantic Avenue in Brooklyn's Bedford-Stuyvesant neighborhood, has just been noticed by the NYC Department of City Planning, indicating that the public review process will begin around a month from now. Developed by , the proposed building would contain residential units, with approximately 30% of these dedicated to affordable housing. It would also feature square feet of ground-floor retail space and over 17,000 square feet of various community facilities. An enclosed garage would provide up to  parking spaces. Designed by , the structure would stand feet tall and total square feet.

Sitting in the heart of Brooklyn, 1289 Atlantic Avenue is located right next to the LIRR's elevated Nostrand Avenue Station. Residents will therefore have a convenient one-stop ride to Downtown Brooklyn, right at their doorstep. The building will also be located less than two blocks from the Nostrand Avenue subway station, making commutes to Manhattan quick and easy.

The project if approved would require extensive rezoning, fully or partially encompassing 21 separate lots. The application, submitted by AA Atlantic LLC, is currently requesting zoning map and text amendments for this purpose. If these lots are successfully combined and rezoned, the project site will total square feet. Several existing structures would then need to be demolished before construction could begin.
