1289 Atlantic Avenue Proposal Officially Green Lit

By issuing no veto upon review, the NYC Mayor's Office has officially approved an application proposing a 14-story, mixed-use development, at 1289 Atlantic Avenue in Brooklyn's Bedford-Stuyvesant neighborhood. Submitted by developer, Atari Realty, under the name "AA Atlantic LLC", the application requested zoning map and text amendments to facilitate zoning changes, which will fully or partially encompass 21 separate lots. Due to how extensive these changes are, the NYC Department of City Planning has had the application in its system since April of 2020. In that time, the developer filed a total of 9 Environmental Assessment Statements (EAS) and 5 Land Use Applications, followed by a lengthy public review process. Now approved, all of that is behind and construction can proceed freely.

Designed by , the proposed building will stand feet tall and total square feet. It will contain residential units, with approximately 30% of these dedicated to affordable housing. It will also feature square feet of ground-floor retail space, over 17,000 square feet of various community facilities, and a basement-level parking garage, with enough room for vehicles. Ultimately, the project will necessitate the demolition of several existing structures.

Sitting in the heart of Brooklyn, 1289 Atlantic Avenue is located right next to the LIRR's elevated Nostrand Avenue Station. Future residents will therefore have a convenient, one-stop ride to Downtown Brooklyn, right at their doorstep. The building will also be located less than two blocks from the Nostrand Avenue subway station, making commutes to Manhattan quick and easy.
