8-Story Rental Project Proposed in Hoboken

An 8-story, mixed-use project, proposed for a corner site at 1404 Willow Avenue in Hoboken, New Jersey, was recently reviewed by the City of Hoboken at a virtual community meeting.

Developed by , and designed by , the building would contain rental apartments, offered in studio and one to three-bedroom layouts. Approximately 10% of the units would be dedicated to affordable housing. 

Tenant amenities are to include a resident lounge, a roof deck, a package room, and a bicycle storage area. Residents would also have access to 28 parking spaces, although due to space constraints, they would be located in a separate, existing development, across the street.

In addition to the residential component, the building would feature square feet of retail space. Split between two units, it's said that this will consist of a restaurant and a cafe. Both businesses will offer outdoor seating as well.

Spanning square feet, the project site is currently occupied by a Hertz rental car location and a parking lot. The site would obviously have to be leveled if the building was approved.

In order to facilitate the project, is seeking amendments to Hoboken's North End Redevelopment Plan. The developer is also requesting a change to building heights in the zoning district, as well as an increase in allowable Floor-Area-Ratio (FAR). If approved, the project would take around 2 years to construct.
