Construction Nearing Completion for LIC Apartment Building

General Contractor, Dasr Corp, is approaching the home stretch of the build process for 44-46 Purves Street in Long Island City. The residential project stands topped out at 12-stories, and around half of the dual-colored facade has now been installed.

Developed by Jewel Liton LLC, the finished building will total almost 44,000 square feet and stand around 125 feet tall. It will feature 49 rental apartments and offer a number of amenities. Tenants can enjoy a fitness center and a residential lounge. Some of the corner units will also include small balconies.

The structure was specially designed by Gerald Caliendo Architects to fill an obscure 4,500 square foot lot, with boundaries on Thomson Avenue, and Purves Street. Because the lot has such close proximity to the LIRR's mainline, this section of Thomson Avenue acts as a ramp leadup to a bridge over the tracks. As a result, the triangular site is bound by grade-separated streets, and the main entrance on Purves Street is actually 2-floors lower than the one on Thomson.

At this point in time, the facade is being installed on the back half of the building. Interior finishing is ongoing but has already begun on the Thomson Avenue side. Because of this strategic multi-tasking, the project is much further along than it outwardly appears.

As 44-46 Purves Street was initially approved for construction back in 2015, you can say the development has been a bit of a long time coming. With work having started in early 2020, it's not unrealistic to expect a completion date sometime in the first quarter of next year.
