Developer Files For More Time on Crystal Plaza Library
JBG Smith has filed a petition asking for more time to negotiate a lease with the county for a library inside one of its two new buildings. Crystal Plaza One, with East and West towers, has a 7,200 sq. ft. library branch in an existing building at 1901 S. Bell Street as part of its redevelopment.
The developer has asked for more time to secure the permits needed for the lease to be executed, including certain construction deadlines.
“The result would potentially cause a work stoppage and prolong the construction timeline,” the report says. “To prevent construction delays and allow more time to complete the lease agreement, the applicant proposes to move the deadline for lease execution back to the final building permit for the second building (West Tower). This would provide approximately five months of additional time to complete the lease execution.”
The “West Tower” at 2000 S. Bell Street will feature 338 residential units with 12,244 square feet of retail. The “East Tower” at 2001 S. Bell Street will include 420 residential units with 10,060 square feet of ground-floor retail space. A total of 302 parking spaces will be included in a below-grade parking garage.
