Dual-Tower Mixed-Use Project Approved in Paulus Hook

A large, dual-tower, mixed-use development proposal, was recently approved at 177 Grand Street in Jersey City's Paulus Hook neighborhood.

Developed by and designed by , the structure will consist of a taller, 29-story (299-foot) rise, and a shorter, 19-story (193-foot) rise, connected by a 3-story base.

The development will primarily contain rental apartments, offering units in total, with 60 of these to be dedicated to affordable housing. Units will be available in studio and one to four-bedroom configurations. Tenant amenities are to include a rooftop pool, outdoor terraces, and a bicycle storage area.

In addition to the residential portion, plans call for square feet of ground-floor retail space, an enclosed parking garage, with enough room for vehicles, and a 7,500-square-foot educational facility that will serve as an expansion annex for the Church of Our Lady of Czestochowa (a parish located across the street).

The building will total square feet altogether and will sit on an irregularly shaped, square foot lot. Although the project is green-lit for construction, it's not yet clear when it will break ground. A couple of low-rise structures will also have to be demolished first before work can begin.
