Eight-story Downtown Crossing office building sold for $24.8 million


35-41 Winter Street, an eight-story, 26,072-square-foot Class B office building located in the heart of Downtown Crossing, has sold for $24.8 million, over twice its’ $12 million sale price in January 2016. The building sold for about $951 per square foot, in comparison to about $460 per square foot in 2016.


Downtown Crossing has undergone significant change over the past two years, signified by the opening of the 60-story Millennium Tower. Recently, a repositioned 25,000-square-foot Class B office building located at 93 Summer Street, steps from 35-41 Winter Street, sold for $19 million and $760 per square foot, nearly four times its’ June 2015 sale price.


35-41 Winter Street’s seller is Frazer 41 Holdings LP of Ireland, and the building’s buyer is Gazit Horizons of New York. The building features Sprint and Jewelry Square retail stores on its’ ground floor and upper floor tenants including thoughtbot, Flight Center and Novopyxis.
