Excavation Progresses for 2-Building Project in Hudson Square

Subcontractor, ECD NY, is currently carrying out drilling and excavation work at the site of a 2-building, mixed-use project, set to rise in Manhattan's Hudson Square neighborhood.

Both structures are being jointly developed by Zeckendorf DevelopmentAtlas Capital Group, and The Baupost Group, with AECOM Tishman serving as the general contractor, COOKFOX serving as the design architect, and SLCE listed as the architect of record.

Addressed as 80 Clarkson Street, the larger of the two buildings will be a dual-tower structure, featuring a taller, 36-story rise, and a shorter, 29-story rise. It will offer 127 ultra-luxurious condo units and 36,949 square feet of ground-floor retail space. This 652,460-square-foot building will also contain an enclosed parking garage, with enough room for 69 vehicles.

The much smaller, second building, will sit directly next to 80 Clarkson Street and is to be addressed as 570 Washington Street. Totaling 180,855 square feet, this 19-story structure will contain 169 Affordable Independent Residences for Seniors (AIRS) units. Plans also call for 3,302 square feet of retail space, located on the ground floor.

Since both buildings are being developed and constructed by the same project team, on the same project site, and in the same architectural style, they have been designed to look like one seamless structure when complete.

That being said, despite work happening concurrently and within the confines of the same construction fence, separate sets of permits have still had to be filed for the two buildings.

With plans calling for both a cellar and a sub-cellar, excavation is still in the earlier stages at this time. Construction is ultimately expected to complete by December of 2026.

 

The 1.3-acre project site is located just across the street from Google's recently re-developed St. John's Terminal building. It is bound by Clarkson Street, Washington Street, West Houston Street, and West Street.
