31st Street and Hoyt Avenue Rezoning Update 10/15/21

Major Astoria Zoning Proposal in Public Review

In Astoria, Queens, a stretch of 4 separate lot clusters on 31st Street (between Hoyt Avenue North and 23rd Road) have been proposed as spots for redevelopment. The proposal comes from MDM Development Group LLC, 31 Neptune LLC, and 2441 Astoria Associates; three different developers who are working together on the ambitious endeavor. If approved, 24 existing lots would be rezoned into 4 development sites. Each site would see the construction of a mixed-use building with heights ranging from 11 to 14 stories. Currently, in public review, the proposal is being evaluated by Queens' Borough President. A public hearing has already been held, but the proposal has not yet been voted on. After a vote is held, the proposal will be sent to the City Planning Commission for further review.
