Morgan Stanley has acquired 250 Summer Street, a 104,728-square-foot brick-and-beam office building overlooking Fort Point Channel, for $62.5 million in cash from Synergy Investments. The sale amounts to $596.78 per square foot; Synergy Investments acquired the 95%-leased building in January 2012 for $25 million, or $238.71 per square foot, when the building was 80%-leased. Synergy has now sold the building for exactly 2.5 times its’ initial 2012 acquisition price. Holliday Fenoglio Fowler, L.P. (“HFF”) represented Synergy in 250 Summer Street's sale to Morgan Stanley. 250 Summer Street is located in the heart of Fort Point across from 253 Summer Street, future home of Amazon, and Innovation Point, General Electric’s future headquarters.
