Newark's Future Tallest Tower Gets the Green Light

The Central Planning Board for the City of Newark has just approved a 45-story residential tower, planned to rise at 571 Broad Street in the city's main downtown area. Set to top out at 520 feet, it will become the tallest structure in New Jersey's largest city, considerably changing the skyline, and more importantly, altering the dimensions of every future postcard that showcases Newark's cityscape.

Dubbed "Arc Tower", this game-changing structure is being developed by and is set to contain rental apartments. Units will be offered in a variety of floorplans, ranging in size from studios to three-bedroom setups.

Tenant amenities are to include a fitness center, a lounge, a movie theater, and a co-working area. Plans also call for a small public plaza in front of the building, and square feet of retail space, located on the ground floor.

Designed by , the square foot building will wear a sleek glass facade, interrupted by two strips of curtainwall windows that seem to snake around the structure and sharply cut into its otherwise smooth surface.

These recessed areas, while striking to look at, will also serve a crucial function by playing host to numerous outdoor balconies and private terraces. An added benefit to this is that the outermost facade will act as a shield to reduce wind flows so that residents can soak up the outdoors for as much as possible throughout the year.

 

Replacing two low-rise buildings at the project site, Arc Tower will be zoned within the Broad Street Station Redevelopment District. Designed to fit within just square feet of land, it will be a remarkably slender structure for a building of its size.

Although the stamp of approval comes as a huge victory for the project team, it wasn't always smooth sailing to get to this point. This past November, Newark’s Landmarks & Historic Preservation Commission rejected the team's application to demolish the existing structures. In a surprising twist, however, it seems that the planning board decided to overturn this decision to get the ball rolling. At this time, it's not yet clear when construction will commence or when demolition will be carried out.
