Nine Projects Win Approval in Boston Including Another 600K SF of Life Science Space

9 projects featuring more than 1 million SF of space won approval in Boston. Among the approved projects include 250,000 SF of life science space at 109 Brookline in Fenway and 410,000 SF of life science space at Bulfinch Crossing. Check out the entire list of approvals below. 

 

Neponset Wharf

A Southie-based property developer has won approval for a 202,000 SF+ redevelopment of 18 Ericsson Street in Dorchester. Plans call for a mixed-use project with 120 residential units across 5 stories.

25 Hamilton Street

A senior living multifamily development won approval for a development off Columbia Road in Dorchester. Named “The Hamilton at Mount Everett Senior Apartments”, the 4-story project will feature 36 residential units.

1201 River Street

Plans for a Hyde Park residential development were approved for construction at 1201 River Street. The project - an age-restricted senior housing development - will feature 63 units near Hyde Park’s Logan Square.

34 Oak Street

A Milton-based developer has won approval for a 3-story multifamily at 34 Oak Street in Hyde Park that will replace the former Laughlin Nichols Pennacchio Funeral Home. The new building will include 21 apartments along with 9 parking spaces.

3409 Washington Street

A Dedham-based developer has won approval for a redevelopment of 3409 Washington Street in Jamaica Plain. Plans call for the redevelopment of a tow lot featuring a 4-story, 22,510 SF building with 29 residential units.

44 Ellery Street

A Quincy-based property developer has won approval for a redevelopment of a multifamily building in South Boston's Andrew Square. Plans call for a 6-story building featuring 18 residential units at 44 Ellery Street. The property was last sold in August for nearly $3 million.

761 Boylston Street

Plans have been approved for a 5-story, mixed-use addition to 761-793 Boylston Street in Back Bay. The project will feature an 8-story, 87,940 SF mixed-use building with 5 stories built on top of the existing 3-story building with approximately 15,830 SF of retail, 25,720 SF of office/fitness, and nine residential units within the top three stories totaling approximately 18,600 SF.

109 Brookline Avenue

IQHQ has won approval for a 250,000 SF development at 109 Brookline Avenue in Fenway. Plans call for the demolition of the existing building and construction of a new building joining neighboring 20 Overland and featuring lab, office, and ground-floor retail space.

Bulfinch Crossing Phase 3

A Boston developer has won approval for a life science development at the Government Center Garage, part of the massive Bulfinch Crossing development in Downtown Boston. The planned 3-building development, featuring a hotel component and retail space, has been replaced with a 410,000 SF lab research and development building.
