Proposal for 9-Story Bed-Stuy Mixed-Use Project Enters Public Review
An application proposing a 9-story, mixed-use development, at 712 Myrtle Avenue in Brooklyn's Bedford-Stuyvesant neighborhood, has just entered the public review process. It is currently being evaluated by the Community Board.
Submitted by applicant, Joel Berkowitz, under an entity named "712 Myrtle Rezoning, LLC", the proposal application requests a zoning map amendment and a zoning text amendment that will map a Mandatory Inclusionary Housing (MIH) area. A necessary change to facilitate the development, this will effectively encompass parts of five separate lots, with three of the lots to be combined and rezoned to form the square foot project site.
Designed by Jay Architect & Engineering, the building would contain rental apartments and between 16-19 affordable housing units. Plans also call for square feet of ground-floor retail space, a roof terrace, and a cellar level, with a few tenant amenities, such as a recreation space, an accessory storage room, and a bicycle storage area.
The structure would stand feet tall, and total square feet. The design includes a 10-foot setback above the 8th floor.
If approved, three neighboring, low-rise structures, would have to be demolished in order to make way for the new development.
