Repositioned Downtown Crossing creative office building sells for $19 million


Paradigm Properties has sold 93 Summer Street, a fully-leased and recently-repositioned creative office building located steps from South Station, for $19 million to Bentall Kennedy. The sale of the 25,000-square-foot brick-and-beam, Class B building amounts to $760 per square foot, a substantial figure for Class B space in Boston. Seller Paradigm acquired 93 Summer Street for nearly $5 million, about $195 per square foot, in June 2015 and invested $1.5 million in base building improvements, subsequently bringing the building to 100% occupancy. HFF represented Paradigm in the sale and procured Bentall Kennedy as 93 Summer Street’s buyer. The building is is occupied by four creative office tenants and two ground-floor retail tenants, Verts Mediterranean Grill and Grainmaker.
