The Lancaster Update 12/19/17

Resale at The Lancaster luxury residences is Brighton’s most expensive condominium sale ever

A two-bedroom penthouse condominium at The Lancaster, a Brighton luxury building completed in 2015, has sold for $1.055 million, becoming Brighton’s first ever condominium sale north of $1 million. The penthouse went under agreement in only 50 days and closed November 30th, reflecting the increased demand for the rapidly growing Brighton submarket. The penthouse originally sold for $806,750 during 2015 pre-sales, about $638 per square foot. Last month’s sale price represents a per-square-foot increase of about $200; overall, the penthouse’s price rose by more than 30% in just two years.

The penthouse's sale represents the tremendous recent growth in luxury development in Brighton. A second nearby luxury condominium building, The Aberdeen at 1650 Commonwealth Avenue, is now offering 40 condominium residences starting at $600,000, with some priced over $1 million. The 1,264-square-foot Lancaster penthouse features two master suites with ensuite baths and three bathrooms, featuring amenities such as vaulted ceilings, panoramic views, spacious living and dining rooms, a gourmet kitchen with espresso cabinetry and granite countertops, two private decks and two-car tandem garage parking.
