South Coast Improvement Company completes renovations to dining area of New Pond Village Walpole senior living residence
Benchmark Senior Living's recently acquired New Pond Village Walpole, a 167-unit senior living residence located in Walpole, MA, has opened a new $400,000 state-of-the-art dining area, part of a $3.1 million ground floor renovation by locally-based design, construction and construction management expert South Coast Improvement Company. The first phase of the dining area improvements, completed in late November 2017, entailed a full renovation of New Pond Village Walpole’s main dining area. The second phase, completed this month, entailed additional renovations to the community’s formal dining room.
All work was completed with the home’s 167 residences fully occupied. When electrical system replacement was necessary, shutdowns were undertaken in the middle of the night for residents’ convenience. Accordingly, space layout was coordinated such that all meals were served to residents throughout construction. The renovation was completed efficiently and on schedule, keeping all stakeholders including chefs, waitresses and residents happy.
The next phase of the project, which will renovate the remainder of New Pond Village Walpole’s ground floor, will start construction this month. New amenity spaces will be added including a bar area and massage room, and the community’s existing hair salon, auditorium, country store, bank and physical therapy room will be remodeled. Additionally, a dining area kept open throughout construction of the first phase will be upgraded to match the newly finished dining area, and all ground-floor finishes and HVAC systems will be replaced. Full completion of the renovations is expected in Summer 2018.
South Coast Improvement Company has performed various improvement projects at New Pond Village Walpole for over 15 years through multiple ownerships, both in individual apartments and common areas. South Coast Improvement Company recently finished a corridor upgrade project at New Pond Village Walpole that spanned two floors, which entailed carpet replacement, adding light fixtures, painting and improvements to laundry room millwork and countertops.
