Construction has begun on a new 46-story residential tower in downtown St. Petersburg. In addition to 301 condominiums, the building at 400 Central Avenue, will include 45,000 square feet of Class A Office space and over 25,000 square feet of ground floor retail space. The condominiums, one to four-bedroom units, will range in size from 1,277 square feet to 5,600 square feet. An amenity deck on the seventh floor will feature a pool, outdoor kitchen and dining areas, a pet area, and a fitness center. The 46th floor will have a sky lounge observatory. Construction crews are in the process of clearing the site, construction is expected to be complete in 2024.

A new 35-story condominium tower in downtown St. Petersburg, Saltaire, will offer 192 condominiums, as well as 9,000 square feet of ground-level retail space. The two and three-bedroom residential units will range from 1,663 to 2,712 square feet and the four penthouses will have either 7,630 or 7,910 square feet. The residences have sold out a little over a year before the slated completion date of June 2023. The development will include an amenity deck on the seventh floor above the parking garage which will have 596 spaces.

Sales are underway for Art House, a 42-story luxury condominium development in downtown St. Petersburg. Located at 200 Central Avenue, it is being constructed on what was a surface parking lot adjacent to the office 200 Central office building. The 42-story tower will be among the tallest buildings in St. Petersburg. Planned for 244 luxury residences, two and three bedroom, and 12 penthouses, the development will also include ground-level retail and co-working space. Residents will have access to Cloud 9, a ninth-level amenity area, featuring a club room, resort-style pool, and spa, fitness center, training room, theater, game room, outdoor dog park as well as a 482-space parking garage.

Construction is in the early stages of The Ritz-Carlton Residences Tampa, a two-tower 27-story residential development along Tampa’s iconic Bayshore Boulevard. The project will also include 12 townhome villas. The 170 residences will range from two to four bedrooms and 2,405 to 5,570 square feet. The townhome villas will be three stories, 3,600 square feet. The first tower will contain 89 units: 40 two-beds, 40 three-beds, 8 four-beds and 1 grand penthouse. Amenities include a pool and spa, club lounge business center, tennis courts and pet area. Demolition has begun on the apartment complex that was on the site. The first tower is expected to be completed in 2024 with the second tower completed in 2028.

Aventon Lana, a 396-unit apartment community, is under construction along the US Highway 19 corridor in Clearwater. Construction on the 10-building complex began in September 2021 and is scheduled to be completed in September 2023. The community features one, two, and three-bedroom apartments, ranging from 737 square feet to 1,484 square feet each. Each apartment includes a washer and dryer, European-style cabinets, and quartz countertops. Community amenities are highlighted by a clubhouse, resort-style pool, summer kitchen with grilling stations and outdoor pizza oven, fitness center, pet spa and dog park.

The apartments will be contained in seven garden-style buildings and two townhome-style buildings. Community amenities include a clubhouse, pool and outdoor amenity area. Completion is expected in early 2024.

Modera St. Petersburg, a 20-story mixed-use apartment building is under construction in downtown St. Petersburg, just west of Tropicana Field along the Pinellas Trial near the Grand Central District, EDGE District and Warehouse Arts District. The 20-story high rise will feature 383 apartments and 14,000 square feet of ground-level retail space. The apartment units will include one-bedroom, two-bedroom, three-bedroom with den and penthouse layouts. The parking garage will have 475 parking spaces and a charging station. The community amenities will feature clubhouse, fitness center, game room, co-working space, pool, grilling areas, a rooftop lounge, and pet spa. The warehouse that was on the site has been demolished. Completion is anticipated in 2023.

The fifth-floor amenity deck will consist of a pool and spa, outdoor kitchen, fitness center and clubroom. According to the developer, Kolter, all residential units have sold out.
