South Boston Innovation Campus

329 Northern Avenue, Seaport District, Boston, MA

ICCNE, LLC proposed redevelopment of Parcels T and T1 of the Raymond L. Flynn Marine Park. The Proposed Project calls for the demolition of the existing warehouse on-site and construction of a ten (10)-story, approximately 381,000 square foot building including laboratory, research and development, office, and supporting uses. Parking for 325 vehicles is also proposed in surface lots and a below-grade garage.
 
The building will contain: one level of below-grade parking; ground floor life sciences, supporting commercial, R&D uses, and/or service uses; and upper level laboratory, office and/or R&D uses. The Project is also anticipated to include 32,000 square feet of water-dependent industrial uses.
 
A signature publicly accessible pedestrian plaza is proposed at the gateway to the RLFMP at the intersection of Northern Avenue and the Massport Haul Road. This plaza will extend the series of open spaces along Northern Avenue that stretches across the South Boston Waterfront from Seaport Square to the RLFMP.
