Building permits were proposed to add two stories and a five-story rear addition to the three-story building. Bearden Arts and the Taurus Development Group are developing the multi-use space, including retail, office space and up to 9 residences with 14 spaces of underground parking. Phase 1 consisting of remodeling of existing approximately 8000 SF office building and Phase 2 consisting of further remodeling of building and addition of approximately 16,000 SF of multi-family residential space, 5000 SF of retail space, 5000 SF of parking space. Under Phase 1, the existing building roof was re-structured to accommodate a new, extensive green roof over the existing waterproof membrane and incorporating root-resistant matting. Under Phase 2, the addition would consist of 5 floors surrounding an exterior courtyard with green/living wall, an extensive green roof and passive solar shading devices on the south facade. It is anticipated that the sustainable components will, in consultation with DDOE, result in storm water credits and infra-structure cost savings as the project proceeds to construction. The green roof was installed in collaboration with DC Greenworks/Community Resources, Inc.
