The Shops at Georgetown Park underwent a complete renovation resulting in about 724,000 sq. ft. of retail and parking uses. The project included slab, foundation and column strengthening and rehabilitation of 294,000 sq. ft. of parking garage space (Phase I). Phase II included a full gut of the existing 405,800 sq. ft. retail area finishes and MEP, 24,500 sq. ft. of structural infill of the existing atrium openings, over 20 new structural openings for new elevators, escalators and stairs, cold dark shell preparations for 10 future retailers, historic façade renovations and completely new mechanical, plumbing, electrical, fire alarm and sprinkler systems. Phase II also consists of the conversion of the Canal Level retail area to additional parking, which includes a major structural opening cut into the slab for a new ramp from the existing upper level garage area. Both the garage and retail area remain partially occupied for the entire construction duration. Angelo, Gordon & Company purchased the property for $46 million in July 2010. Anchor tenants include T.J. Maxx & HomeGoods (47,800 sq. ft. - opened 9/8/13), J. Crew (14,000 sq. ft.), and Pinstripes (34,000 sq. ft.). The mall formerly housed 130 stores and will be reduced to 15. Most of the previous tenants vacated in early 2012.
