Occupants in north Retail area can use east or west egress stair, and occupants in south Residential area can use south stair or gate into north area. 1st Floor: Retail egress – Egressing half of all retail tenants through residential courtyard is not required, and in reality most occupants would egress towards the main entries on the north. This is permitted per IBC as long as no one exit serves more than 50% of the load, which it does not (Chapter 10, 1005.5, Distribution of Egress Capacity). One retail door at north was also eliminated. Mezzanine: Per IBC table 601, interior non-bearing partitions do not need to be rated, so 1-hour wall rating was removed from mechanical spaces and bathroom walls. 108 – IZ unit locations – Some units needed to be changed because of an inboard bedroom (1E eliminated) and because DHCD did not want as many Type A units (1H and 2F eliminated).
