The 12-acre property, formerly the National 4-H Conference Center, has early concept plans showing the existing 228,000 square-foot building at 7100 Connecticut Avenue will be demolished to make way for a retirement community spread through a series of smaller buildings. An aerial site plan reveals amenities including a theater, a clubhouse, a pool, a spa, a central plaza, a café, and an ice cream shop. A central square and fountain will greet visitors as they come off Connecticut Avenue, with courtyards peppered throughout the campus, with outdoor dining, a greenhouse, fountains and pergolas, and bocce courts. There will also be walking trails that encircle the campus, and all of the parking will be below grade.
