2118 Avenue U Proposal in Public Review

An application proposing a 4-story, mixed-use development, at 2118 Avenue U in Brooklyn's Sheepshead Bay neighborhood, is currently navigating the public review process. The application is currently in the hands of the Borough President.

Submitted by applicant, "2118 Avenue U LLC", the proposal requests a zoning map amendment and a zoning text amendment to establish a new, Mandatory Inclusionary Housing (MIH) area. These zoning actions will be necessary in order to facilitate the proposed project.

Designed by SK Architectural Design Group, the building would contain residential condos. Units would be offered in two and three-bedroom configurations, and 30% of the units would be dedicated to affordable housing. One of the units would consist of a rooftop penthouse. Plans also call for square feet of ground-floor retail space, a bicycle storage area, and an enclosed parking garage, with enough room for vehicles.

The structure would stand feet tall, and total square feet. The design includes a setback above the 4th floor, where the penthouse would go.

If approved, a single, low-rise commercial structure, would have to be demolished in order to make way for the new development.
