3-Building Affordable Housing Project Approved in the Bronx

The New York City Department of City Planning has just approved a rezoning proposal, which will facilitate a 3-tower, residential development, at 1460-1480 Sheridan Boulevard in the Bronx's Crotona Park East neighborhood.

Developed by , the buildings will contain a total of apartments. Consisting exclusively of affordable housing, these will be offered in studio and one to three-bedroom configurations. The project will span two sites, which are separated by a lot in between. Both of these sites sit on the banks of the Bronx River.

Designed by , all three structures will stand 24-stories tall ( feet), totalling square feet combined. Site 1 (addressed as 1460 Sheridan Boulevard) will be occupied by Building 1, which is to feature 304 units.

Just downstream, Site 2 (addressed as 1480 Sheridan Boulevard) will be occupied by Buildings 2 and 3, which are to contain 345 and 321 units respectively, as well as a shared and enclosed, vehicle parking garage.

In addition to affordable housing units, the development is set to contain square feet of ground-floor retail space, as well as 56,123 square feet of public access areas, that will primarily consist of landscaped outdoor spaces, surrounding the towers, and overlooking the river.

In order to earn the stamp of approval, the proposed development had to navigate an extensive application and public review process. The Bronx's Community Board 9, the Bronx's Borough President, the City Planning Commission, the City Council, and the NYC Mayor's Office all had a hand in reviewing the proposal and making it a reality. The project team is now free to file construction and demolition permits and can proceed with the project at any time going forward.
