4th EAS Filed for 701 West 135th Street

A total of 4 Environmental Assessment Statements have now been filed for a 7-story, mixed-use development, proposed at 701 West 135th Street in Manhattan's West Harlem neighborhood. The proposal was also reviewed recently at a City Planning Commission (CPC) Review Session.

Developer, , under the name, "Crosscap Holdings LLC", is in the process of filing plans with the NYC Department of City Planning, and is ultimately requesting zoning map and text amendments. These will be crucial in order to facilitate the project because the proposed building would feature a 2-story cantilevered section, suspended directly above the rails of Amtrak's West Side Line.

Designed by , the development would contain apartments (including 12 affordable housing units). Plans also call for square feet of retail space, located on the ground floor, 689 square feet of community facility space, and a storage area for up to 30 bicycles.

The project site totals square feet and sits on the corner of West 135th Street and 12th Avenue. The slender, and highly irregular proportions of the lot, combined with the physical limitations posed by neighboring critical infrastructure (the rail line) are the main driving factors necessitating a cantilevered design. With the structure planned to total square feet, there is also no way a building of this size could realistically fit on the property otherwise.
