Breakthrough Properties & Tishman Speyer File Plans for A St. Life Science Project

Breakthrough Properties and Tishman Speyer filed a project notification form for the planned life science project at 232 A Street. The proposal calls for a 335,000-square-foot building containing laboratory/R&D and offices, as well as ground floor space for retail, restaurant, civic, and/or cultural uses. The development will feature a host of community benefits, including a city street extension, improvements to the Harborwalk, and approximately 1.5 acres of publicly accessible open space along the Fort Point Channel waterfront.

“We are grateful to the City of Boston and our local Fort Point Channel neighbors for engaging with us throughout the pre-filing process. Their input helped shape and strengthen our submission for a single life science building with a community-oriented ground floor surrounded by 1.5 acres of improved public realm, which will include a waterfront park and improvements to the Harborwalk and South Bay Harbor Trail.  As was the case with 105 West First Street and our award-winning Pier 4 project, our 232 A Street development is designed for the full enjoyment of local residents, workers and visitors.” Tishman Speyer Managing Director Jessica Hughes said in a statement

The project also looks to advance both goals of a diverse and equitable development along with climate resiliency. The development team is committed to executing a DE&I strategy for the project at all levels of the development lifecycle, carrying forward best practices from its past projects. Resiliency initiatives include improvements to the public realm to reduce impervious areas and introduce green infrastructure into the design. The development will help to provide a continuous elevated grade at the proposed berm design level that both ties into future resiliency plans on each of the neighboring properties and integrates seamlessly into the landscape design.

“We are excited to build upon the success of the 105 West First Street project, now the U.S. Research & Development headquarters of CRISPR Therapeutics, with a new project that will further facilitate life sciences discovery in South Boston.  Our proposal includes a wide range of forward-looking resiliency measures and seeks to incorporate diversity, equity and inclusion measures throughout every step of the process,”  said Breakthrough Properties Senior Vice President, Design and Construction Christian Heimple.
