Brownsville Arts Center and Apartments (BACA) Proposal Gets the Green Light

By issuing no veto, the NYC Mayor's Office has green-lit an application for a 9-story, mixed-use development, proposed at 392 Rockaway Avenue in Brooklyn's Brownsville neighborhood. This represents the final stamp of approval for the proposal and it officially wraps up the public review process. Submitted by the NYC Department of Housing Preservation & Development, the application requested a zoning map amendment, a zoning text amendment, and a UDAAP and disposition to facilitate the project.

Jointly developed by Artspace ProjectsGilbane Development Company, and Blue Sea Development Company, the building will be known as "Brownsville Arts Center and Apartments (BACA)". It will contain rental apartments, offered in studio and one to three-bedroom configurations. All units will be dedicated to affordable housing.

In addition to residential units, the building will have 25,507 square feet of community facility space. This will consist of the Brownsville Arts Center, and a multi-purpose performance, rehearsal, and studio space, for use by residents and cultural / community arts groups. Plans also call for 17,152 square feet of open outdoor space.

Designed by , BACA will stand feet tall and total square feet altogether. The all-electric building will be sustainably engineered, targeting Passive House, LEED Platinum, Energy Star, Indoor airPlus, and Fitwel certifications.
