Developer Breaks Ground on Affordable Housing Conversion Project in New Britain

Developer, , has held a ground-breaking ceremony to kick off work on an industrial-to-residential conversion at the 115-year-old, Landers, Frary & Clark manufacturing plant, located at 321 Ellis Street in New Britain, Connecticut.

To be known as "Ellis Street Commons", the project will convert the interior spaces of the plant's four remaining buildings into affordable housing units. With units in total, these apartments will be offered in one, two, and three-bedroom configurations.

Tenant amenities are to include a fitness center, community and game rooms, flex workspaces, outdoor seating areas, 230 parking spaces, and on-site leasing, maintenance, and management offices. On the outside, the brick exteriors of the buildings will be preserved as the site is listed on the National Register of Historic Places.

is leading the design efforts for the conversion, with  serving as the general contractor. Coming in at a cost of $85 million, the project is being financed by a number of lenders, with the largest being Bank of America. The project will create 196 construction jobs and is expected to generate $33 million of economic impact in the New Britain area.
