Google to Buy Hudson Square Office Development for $2.1B

Google has just announced plans to purchase the St. John's Terminal building in Hudson Square for a whopping $2.1 billion dollars from Oxford Properties Group. Located at 500 Washington Street, the 1.3 million square foot office building will be the largest of three buildings at Google's New York campus (315 Hudson Street and 345 Hudson Street are the other two). Google currently leases the building but has now decided to buy it outright. The deal isn't official just yet, but it should be finalized by the first quarter of 2022. Once that happens, the purchase will rank as one of the most expensive single office building sales in United States history.

St. John's Terminal was constructed in 1934, and originally had 3-stories. Oxford Properties Group bought the structure for $700 million back in 2017 and began a major renovation, starting in 2018. An additional 9-stories were added, and the interior was heavily redesigned. The renovated building has been designed by COOKFOX Architects, and construction was contracted by Turner Construction Company. The project is estimated to fully complete by 2023.
