Plans Under Review for 265K Lab at 103 North Beacon
IQHQ has filed plans for the redevelopment of 103 North Beacon Street in Allston/Brighton. The team proposes to redevelop and revitalize the site by demolishing the existing building and constructing a 265K SF mixed-use/ life science development with ground-level retail/café/fitness amenity space. The project is designed to bring new vibrancy and activity to an otherwise underutilized site.
This project would add to IQHQ's planned Allston/Brighton lab cluster as the firm is also developing lab space at 155 North Beacon Street. In consideration of the continuing displacement of musicians in the Allston-Brighton neighborhoods, the development team has agreed to gift a portion (approximately 15,000 sf) of 290 North Beacon Street, to the City as a community benefit relating to the development of 155 North Beacon Street. Now the team is proposing a gift of the balance (approximately 18,000 sf) of 290 North Beacon Street to the City as a community benefit for the 103 North Beacon project.
