Zoning Update for 40-25 Crescent Street
An additional Land Use Application has been filed for a mixed-use development at 40-25 Crescent Street in Long Island City, Queens. The proposed project has also been noticed by the NYC Department of Planning, although the public review process hasn't yet started. Applicant, is requesting a rezoning from M1-2/R5D and M1-2/R5B to M1-2/R6A, and a zoning text amendment to ZR Appendix F to establish an MIH Area. These actions will facilitate a large 7-story building, containing units. Of these units, 70 will be dedicated to affordable housing.
The building would also have 12,960 sqft of manufacturing space, and sqft of ground-floor retail. In addition, the structure will have an incorporated basement-level parking garage with room for vehicles, including spots for residents, retail shoppers, and industrial vehicles. The development would total over square feet. Several buildings currently occupy the proposed site, and approval of the project would necessitate their demolition. This lot, along with 13 others, would need to be combined and rezoned to make way for the new development.
