Brickman is a New York-based real estate investor and operator. It is a vertically-integrated investment management platform that has invested over $1.5 billion of equity, primarily through seven commingled private funds, on behalf of institutional and high net worth investors. Brickman has managed funds investing in value-add, and core-plus strategies through a mix of both equity and debt product utilizing its in-house property management, leasing and project management teams. The company has owned, operated, leased and asset-managed over 8.7 million square feet of office property, with a current office portfolio of 2.4 million square feet in eight markets across the United States.
Formed in 1993, Brickman implemented two initial strategies: purchasing multi-tenant office buildings and distressed assets (both loans and real estate) from financial institutions.
These strategies evolved from the firm's owner-operator roots and allowed Brickman to create value investing in both debt and equity through property-level expertise from acquisition and through asset disposition.
With an initial closing in April 2002, Brickman Real Estate Fund I was comprised primarily of high net worth investors. By the close of Brickman Fund IV (final closing November 2007), the majority of the Fund's limited partners were institutional investors comprised of endowments, foundations, and funds of funds.
To date, Brickman has launched seven real estate funds representing over $1.5 billion of invested equity capital.
From its formation in 1993 through December 2018, Brickman has invested, for its own account and for the account of funds under its management, in excess of $5.0 billion of total capital in approximately 114 investments in equity and debt.
