1289 Atlantic Avenue Patiently Awaits Public Review

Applicant, "AA Atlantic LLC", has now filed a total of eight Environmental Assessment Statements (EAS) for a proposed, 14-story, mixed-use development, at 1289 Atlantic Avenue in Brooklyn's Bedford-Stuyvesant neighborhood. The NYC Department of City Planning has had the main application in its system since April of 2020, but the developer, Atari Realty, still hasn't given up on advancing the proposal to the public review stage. The reason this process has taken so long is that the project requires extensive zoning changes, which would fully or partially encompass 21 separate lots. For this purpose, the application requests zoning map and text amendments.

Designed by , the structure would stand feet tall and total square feet. It would contain residential units, with approximately 30% of these dedicated to affordable housing. It would also feature square feet of ground-floor retail space and over 17,000 square feet of various community facilities. A basement-level parking garage would provide up to  parking spaces. Ultimately, the project would necessitate the demolition of several existing structures.

Sitting in the heart of Brooklyn, 1289 Atlantic Avenue is located right next to the LIRR's elevated Nostrand Avenue Station. Future residents will therefore have a convenient one-stop ride to Downtown Brooklyn, right at their doorstep. The building will also be located less than two blocks from the Nostrand Avenue subway station, making commutes to Manhattan quick and easy.
