21-17 37th Avenue Proposal Receives Favorable Vote From Borough President

An application for a 7-story, commercial mixed-use project, proposed by national auto parts retailer, Parts Authority, for 21-17 37th Avenue in Long Island City, is currently navigating the public review process. Submitted by company executive, Yaron Rosenthal, the main application for the proposed development seeks a Zoning Map Amendment, which would rezone two neighboring lots to form the project site. Queens' Borough President recently voted in favor of the proposal, and the application will soon be sent to the City Planning Commission for further review.

The ground floor of the building would feature 8,389 square feet of retail space, primarily consisting of a Parts Authority store location, supplemented by smaller, local shops. Above this, floors 2-5 would offer 65,612 square feet of light manufacturing space, while floors 6-7 would provide 13,853 square feet of office space.

The building would also feature a cellar and a sub-cellar, containing an enclosed parking garage, with enough room for 58 vehicles. Plans additionally call for 2-loading berths at street level. Designed by M.S. Savini Architects, the structure would total 119,854 square feet altogether and stand 113 feet tall.

From this point on, the public review stage is expected to take roughly another 3-4 months. If ultimately approved, two commercial buildings would need to be demolished in order to make way for the new development. Construction would then span approximately 18 months, meaning that we'd likely see the project complete sometime in 2026.
