LIC Commercial Mixed-Use Proposal Given the Green Light
By issuing no veto, the NYC Mayor's Office has officially approved a 7-story, commercial mixed-use project, proposed by national auto parts retailer, Parts Authority, for 21-17 37th Avenue in Long Island City, Queens. Submitted by company executive, Yaron Rosenthal, the main application for the proposed development sought a Zoning Map Amendment, which will rezone two neighboring lots to form the project site.
The ground floor of the building is set to feature 8,389 square feet of retail space, primarily consisting of a Parts Authority store location, supplemented by smaller, local shops. Above this, floors 2-5 will offer 65,612 square feet of light manufacturing space, while floors 6-7 will provide 13,853 square feet of office space.
The building will also feature a cellar and a sub-cellar, containing an enclosed parking garage, with enough room for 58 vehicles. Plans additionally call for 2-loading berths at street level. Designed by M.S. Savini Architects, the structure will total 119,854 square feet altogether and stand 113 feet tall.
Before construction can proceed, two commercial buildings will need to be demolished in order to make way for the new development. The timeline of construction will then span approximately 18 months, meaning that we'll likely see the project complete sometime in 2026.
