Affordable Housing Lottery Kicks Off for Tower 77

NYC Housing Connect has started an affordable housing lottery encompassing 230 units within Tower 77; a new, dual-tower residential building, going up at 77 Commercial Street in Brooklyn's Greenpoint neighborhood. Eligible applicants must earn between $32,023 and $218,875 annually, or sit within 40 to 130 percent of the area median income (AMI). Applications will be accepted either online or by mail until November 27, 2023.

Developed by , the structure consists of a 30-story rise, and a 40-story rise, connected by a 7-story podium.

The development will feature luxury rental units, offered in studio, and one to three-bedroom configurations. The towers alone are set to contain roughly 500 market-rate apartments, with the podium to consist of all of the affordable units.

Tenant amenities are to include a fitness center, an indoor pool, a tennis court and a half-basketball court, a wellness studio and sauna, a resident lounge, a game room, a children's room, and a pet spa.

The podium (in addition to the affordable housing) will feature square feet of retail space and 4,595 square feet of community facilities. The entire structure will sit atop a large, enclosed parking garage, with enough room for vehicles.

Sitting on the banks of Newton Creek, Tower 77 will also feature a waterfront esplanade. Designed by , the structure stands feet tall and totals square feet. is the general contractor for the project, and construction is currently in the interior finishing stage.
