Borough President Reviewing 1289 Atlantic Avenue Proposal

An application proposing a 14-story, mixed-use development, at 1289 Atlantic Avenue in Brooklyn's Bedford-Stuyvesant neighborhood, is now being reviewed by Brooklyn's Borough President. Submitted by developer, Atari Realty, under the name "AA Atlantic LLC", the application requests zoning map and text amendments to facilitate zoning changes, which would fully or partially encompass 21 separate lots. Due to how extensive these changes are, the NYC Department of City Planning has had the application in its system since April of 2020. In that time, the developer has filed a total of 9 Environmental Assessment Statements (EAS) and 5 Land Use Applications. The proposal also recently entered the public review process and has since been received favorably by Brooklyn's Community Board 3.

Designed by , the proposed building would stand feet tall and total square feet. It would contain residential units, with approximately 30% of these dedicated to affordable housing. It would also feature square feet of ground-floor retail space, over 17,000 square feet of various community facilities, and a basement-level parking garage, with enough room for vehicles. Ultimately, the project would necessitate the demolition of several existing structures.

Sitting in the heart of Brooklyn, 1289 Atlantic Avenue is located right next to the LIRR's elevated Nostrand Avenue Station. Future residents will therefore have a convenient, one-stop ride to Downtown Brooklyn, right at their doorstep. The building will also be located less than two blocks from the Nostrand Avenue subway station, making commutes to Manhattan quick and easy.
