Boston Pinnacle Properties Planning Office to Residential Conversion in Downtown Boston

Boston Pinnacle Properties will be amongst the first developers to take advantage of Boston’s new Downtown Residential Conversion Incentive Pilot Program with plans submitted to convert the existing building at 281 Franklin Street from office space to residential. The ground floor uses of the 6-story building will remain the same with the upper floors converted to 15 apartments, a mix of studio & 1-bedroom residences. The property, the historically significant Henry Gustavus Dorr Building, is an 1878 brick and sandstone mercantile building designed by architects Abel C. Martin and William M. Rumney.

With the help of FinanceBoston, Boston Pinnacle has secured a financing commitment from Rockland Trust for this exciting new development which the developer hopes to be just the first in a line of similar conversions. Boston Pinnacle Properties president, Adam Burns, has said that he “commends the Wu administration and the BPDA for being forward thinking and proactive in their approach to the office vacancy problem in the city. It is refreshing to see existing legislature being used to turn a problem into an opportunity for housing creation in the City of Boston.”
