Bushwick Commercial Proposal Nears Public Review

Prior to the start of the public review process for a 9-story, commercial mixed-use development, proposed at 1160 Flushing Avenue in Bushwick, Brooklyn, applicant, Totem Brooklyn, has submitted a Final Scope of Work for the Environmental Impact Statement. The developer is currently seeking a zoning map amendment, which would be necessary in order to facilitate this project.

The building would actually consist of two separate structures; a 9-story rise, and a single-story section, connected by a cellar level. The entirety of the smaller structure, combined with the bottom two floors (+ the cellar) of the larger one, would contain square feet of retail space.

The larger building would also feature 40,732 square feet of light industrial space (occupying most of the 2nd floor and all of the 3rd), and  square feet of commercial office area (spanning floors 3 through 9).

If the requested zoning changes are approved, an existing industrial building would have to be demolished in order to make way for the new development. Once Totem's application makes it to public review, final approval could realistically take as little as 3-5 months if all goes smoothly.
