Concrete Pours Progress for Multi-Tower Complex in Coney Island

Concrete subcontractor, RC Structures, recently posted a glimpse of a rapidly ascending, trio of superstructures, going up at 532 Neptune Avenue in Brooklyn's Coney Island neighborhood.

Dubbed "SKY 3", the massive, mixed-use development, will consist of two 22-story towers and a single 21-story tower, connected at the base by a 2-story podium. According to RC Structures, the project will require 48,000 cubic yards of concrete.

Jointly developed by Rybak Development and Cammeby's International Group, the towers will contain 499 rental apartments, offered in studio and one to three-bedroom configurations.

The building will boast 100,000 square feet of tenant amenities, including an Olympic size swimming pool, a fitness center, an indoor basketball court, a quarter-mile running path, a golf simulator, a sauna and steam room, a club lounge, a screening room, a children's playroom, a dog run, various private event spaces, and a business center with coworking areas.

In addition to the vast residential portion, plans call for 58,795 square feet of ground-floor retail space, 20,387 square feet of community facilities, and an enclosed, 535-vehicle parking garage.

SKY 3 is being constructed as part of the two-phase Neptune/Sixth development plan. Constituting the 2nd phase, it will join a brand-new retail strip that was built next door during Phase 1 (Phase 1 shares the same address, ie. 532 Neptune Avenue).

Designed by Zproekt Architecture, the entire 2-phase development will total 929,187 square feet, with a combined 114,402 square feet of retail space, and 870 parking spaces. Construction is expected to wrap up on SKY 3 by December of 2025.
