Construction Progresses on 4-Building Project in Jersey City

Construction is moving along on a multi-building, mixed-use development, going up at 315-326 15th Street (255-259 Coles Street) in Jersey City, NJ.

Developed and constructed by , and to be known as "Emerson Lofts", the 4-building project is being carried out in 4-separate phases. Standing more or less complete at this time, Phase 1 is branded as "Hudson House". Hudson House is a 26-story, 304-foot-tall building, offering 351 residences, in studio and one to three-bedroom configurations. It also contains 10,000 square feet of retail space, and an enclosed parking garage, with enough room for 307 vehicles. Tenant amenities include a fitness center and a yoga room, a heated outdoor pool with cabanas, and an outdoor movie theater.

Phase 2 of Emerson Lofts is currently topped out, and receiving its facade materials. Sharing a base with Phase 1 and also standing 26 stories, the structure will contain 338 residences and 119 parking spaces.

 

As work on Phase 2 continues, Phase 3 is also ongoing at this time. This phase of the project involves converting an existing, 5-story warehouse, into a 140-unit, multifamily building. In addition to residential units, it will contain 36,500 square feet of retail space and 96 parking spaces. Phase 3 is currently in the interior finishing stage, and will likely be the next building to finish.

Last but not least, Phase 4 of Emerson Lofts will consist of a 26-story residential tower, presumably containing 260 units (although the unit count and specific details are not yet clear). This phase is currently in the pre-development stage, and will likely begin after Phase 2 wraps up.

is the lead architect for all 4-phases of Emerson Lofts. The buildings are set to contain units combined and should total approximately 2 million square feet altogether when fully constructed. Madison Realty Capital has provided $395 million in construction loans so far, which will see phases 1-3 to completion. Additional funding will be necessary for Phase 4.
