Demolition Underway Ahead of 40-Story Midtown Office Tower

Demolition contractor, PAL Environmental Services, has nearly completed the teardown of a 24-story office building, located at 415 Madison Avenue in Midtown Manhattan. Now down to the ground floor, the old structure will step aside for a new, 40-story office tower project once the last bits of rubble are carted away.

Developed by , the new 415 Madison will contain square feet of office space. The building will also have a cellar level, and square feet of retail space, located on the ground floor.

Plans further call for an open-air, public concourse, spanning 2,377 square feet. This space will sit at the northernmost entrance of the LIRR's East Side Access concourse, and directly connect the building to Grand Central Terminal.

Designed by Skidmore, Owings & Merrill, the structure will stand feet tall and total square feet. The project site sits just across the street from 270 Park Avenue, where JP Morgan Chase is currently erecting its gigantic new headquarters.

Demolition of the existing structure is expected to wrap up within a month or two. Construction thereafter will take at least 2 years to complete, with earlier reports suggesting a 2024 finish date, and later ones suggesting a 4-year build time.
