Developer Lands $93M Loan for 2-Building NJ Industrial Park

, has just secured a $93 million loan for a 2-building, Class A, industrial warehouse project, known as "Matrix Logistics Park - Mount Olive", set to rise in Budd Lake, New Jersey. Issued by Bank OZK, this influx of capital will help to fund construction costs.

The larger of the two buildings will be built at 3000 Continental Drive. Totaling 585,000 square feet, it will have cross-docking capabilities and feature 40-foot interior clearance heights, 107 loading dock doors, 142 trailer parking spaces, 306 employee parking spaces, and an ESFR fire sprinkler system.

The smaller, second warehouse, will be constructed at 2000 International Drive. Totaling 196,748 square feet, it will feature 36-foot interior clearance heights, 34 loading dock doors, 43 trailer parking spaces, 110 employee parking spaces, and an ESFR fire sprinkler system.

The two warehouses will sit on diagonal lots, with 2000 International Drive to improve upon a vacant, wooded property, measuring 13.7 acres, and 3000 Continental Drive to redevelop a 97-acre property that was formerly occupied by the North American headquarters of chemical manufacturer, BASF. Ideally situated for large distribution operations, both lots are located right by I-80's Exit 25, and are positioned roughly 45 minutes from New York City, making for easy transportation and logistics.
