Development Team Launches Marketing for Phase 1 of Pasco Industrial Center

 

 

Developer Columnar Holdings and Colliers have begun marketing and listing space for lease at Pasco Town Center 75 Industrial. The planned industrial development will provide 4.5 million square feet of space on a 965-acre site with over one mile of linear frontage on I-75. The first phase will consist of five buildings. Building one, a 441,000-sqaure foot cross-dock building with a 40’ clear height, will have 44 dock-high doors, four drive-in ramps, and 150 trailer parking spaces. Building two, a rear-load facility, will offer 195,000 square feet of space with a 32’ clear and will include two drive-ramps, 20 dock-high doors and 59 trailer parking spaces. With 160,000 square feet of space, building three will be a rear-load building with 32’ clear height, two drive-in ramps and 16 dock-high doors. Building four will provide 128,000 square feet of space. The rear-load building will have a 32’ clear height, 12 dock-high doors and two drive-in ramps. The largest building in phase one, building five will be 1,550,000 square feet. The cross-dock building with a 40’feet clear height will have four drive-in ramps, 160 dock-high doors, and 389 trailer parking spaces. Pasco Town Center 75 Industrial will be located at the southeast corner of I-75 and State Road 52, providing access to one of Florida’s busiest freeways. Sight clearing is slated for Q3 2023.
