5381 Kings Highway Update 05/26/23

East Flatbush Storage Facility Proposal Reviewed by CPC

An application for a 5-story self-storage facility, proposed at 5381 Kings Highway in Brooklyn's East Flatbush neighborhood, has just been reviewed by the City Planning Commission (CPC).

Since November of 2021, the applicant,

, has been seeking a special permit for the project. In that time, the entity has also filed four Environmental Assessment Statements, as well as two Land Use Applications.

The proposal recently entered the NYC Department of City Planning's public review process and has already been evaluated by the Community Board, and the Borough President in addition to the CPC. This public review stage will likely take up to 2-3 months as the application still needs to be voted on by the CPC, and then evaluated further by the City Council, and NYC Mayor's Office.

If ultimately approved and constructed, the building would stand

feet tall and total square feet. It would also feature 12 parking spaces and 6-loading berths.   is leading the design efforts.

Having sat vacant for years, the

square foot lot has no street frontage, apart from a gated access driveway, and a rear entrance. The property is unimproved and currently used as a parking lot.

Tucked behind neighboring buildings, out of the way, and out of sight, the proposal shouldn't see too much backlash from the planning department going forwards. In fact, this may showcase one of the better examples of how one can incorporate a bulky storage center into a local neighborhood without upsetting the community.
