Marcus Partners Closes Largest Fund to Date at $360 Million

Marcus Partners, a real estate investment, management, and development firm, announced the final closing of Marcus Capital Partners Fund III, L.P., a value-add real estate fund with commitments totaling $360 million.

This exceeds both the original $300 million fundraising target and $350 million hard cap, a strong demonstration of investor confidence in the firm’s mission, team, and investment strategy. Commitments to Fund III include more than 80 percent of Fund II’s investors, and represents approximately 85 percent institutional investors, along with a select group of high-net-worth families, the majority of whom have been investing with the Marcus Partners team for over a decade.

The firm is active in three primary metro markets – Boston, New York, and Washington, DC. Fund III’s existing portfolio is concentrated in industrial, life science, and multifamily investments, including more than 1.4 million square feet of industrial real estate in Greater Boston, a life science development site at Boston's Seaport, and a multifamily development site in Metro D.C. In recent years, the firm has particularly focused on industrial, life science, and multifamily investments, while simultaneously possessing both the expertise and mandate to invest across additional property types.

With a critical focus across multiple ESG dimensions, Fund III is an opportunity to continue adding to the firm’s approximately 1 million square feet of solar roofs and more than 1 million square feet of LEED certifications. Notably, in 2020, the company installed the state’s largest rooftop solar array within the Solar Massachusetts Renewable Target program.
