Newmark Appointed as Exclusive Leasing Agent at 900,000-SF Industrial Park, The Campus at Innovation Way

Newmark has been appointed as the exclusive leasing agent at VMD Companies’ 900,000-square-foot industrial park, The Campus at Innovation Way in Fall River, Massachusetts. Located at 10 Innovation Way, the Class A offering features four buildings: Building 1 is 291,200 square feet, while Buildings 2, 3, and 4 are 203,800 square feet each. Newmark’s Boston-based Executive Managing Directors Ed Jarosz and Rick Schuhwerk, along with Associate Michael Malinconico, will serve as the exclusive leasing agents on behalf of the owner.

This thoughtfully designed industrial park is suitable for various uses, including distribution, cold storage, tough tech and manufacturing. Building 1 can accommodate floor plates ranging from 50,000 to 291,200 square feet, while Buildings 2, 3, and 4 each can accommodate floor plates ranging from 50,000 to 203,800 square feet. 

“We’ve spent a significant amount of time analyzing what the market needs and are excited to deliver a modern, institutional quality asset into a supply-constrained market,” said Phil Down, Chief Executive Officer of VMD Companies. 

The project is fully entitled and ready to break ground; VMD Companies aims to deliver for occupancy by Q2 2025. Each building has been designed to Class A specifications, including 48 tailboard loading docks with full dock packages and 30,000-pound mechanical levelers and 36-foot clear heights which can be increased to 80’ as needed. Lots have been organized to maximize both trailer and car parking spaces, while 190-foot truck courts allow for unrestricted circulation. In addition to its structural and design appeal, the industrial park is well-positioned between Boston, Providence and Cape Cod.
