Next Phase Revealed for Major Coney Island Development

New renderings have been released for a 3-tower, mixed-use project at 532 Neptune Avenue in Brooklyn's Coney Island neighborhood. The towers constitute the next phase of construction for a major community development, known as Neptune/Sixth.

Developed by Rybak Development, and Cammeby's International Group, the building will consist of three separate highrises, connected by a 2-story podium. The tallest of these will boast 19-stories, while the other two top out slightly shorter at 18-stories a piece. 

Designed by Zproekt Architecture, the towers will contain a combined total of 499 rental apartments, spread across 758,600 square feet. Approximately thirty percent of these units will be set aside for affordable housing in order to comply with developer requirements.

In addition to residential space, the connected towers will have 40,000 square feet of commercial retail, and 21,000 square feet of community facilities, located in the structure's podium. Tenant amenities will be plentiful and are set to total almost 95,000 square feet. The list includes an outdoor pool deck, basketball court, fitness center, sauna, quarter-mile running track, roof deck, and common lounges.

The project site is currently occupied by a shopping center, but demolition has already begun. Construction is estimated to finish sometime in the early half of 2026. When that time comes, 532 Neptune will be the third completed phase of Neptune/Sixth, following a multi-address, 70,000 square foot retail development just next door, and a 161,000 square foot multi-use commercial building at 626 Sheepshead Bay Road.
